Parameter Plans
Although we are not a housebuilder, our outline planning application sets the key parameters that the developer of the site will have to follow if the application is approved, including the amount and location of new homes, the amount and location of open space, and the access arrangements for the site.
The image below is the ‘Composite Parameters Plan’ submitted with the planning application, setting out the extent of the site’s developable area (the areas in pink, within which buildings are to be permitted in the event of planning consent) and the extent of the site’s green infrastructure (the areas in green, within which buildings will not be permitted in the event of planning consent), as well as the land required for the relief road and the new junction on the A370.

Of a total site area of 28.69 hectares, just under half of the site (14.14 hectares, 49%) is proposed for green infrastructure. At least 49% of the site would therefore be free of buildings and largely given over to natural open spaces and Biodiversity Net Gain (BNG) habitat areas, existing hedgerows, woodland groups and tree planting, a community orchard, sustainable drainage infrastructure, retained Public Rights of Way and new foot / cycle paths.
A number of minor changes have also been made since the public consultation in July 2025:
- Provision for emergency vehicle access via Chapel Hill (this will also be a permanent pedestrian / cycle access)
- Widening of the central north-south green corridor through the development
- Additional woodland planting along the northern boundary by the railway
- Slight reconfiguration of sustainable drainage (SUDS) areas
A Heights Parameter Plan has also been submitted with the planning application, setting out the maximum ridge heights that will be allowed in the areas proposed for new buildings:
